Tháng 10 ghi nhận thị trường bất động sản có dấu hiệu chững lại cả về giá lẫn giao dịch.
Tại Hà Nội, phân khúc căn hộ chung cư hạ nhiệt đáng kể: mức tăng trung bình chỉ đạt khoảng 1%, thấp hơn rõ rệt so với mức trung bình của 12 tháng gần đây. Toàn thị trường có tới 68% dự án không tăng giá trong tháng (đi ngang hoặc giảm). Tỷ lệ này tại TP.HCM là 52%.
Điểm đáng chú ý trong tháng là nhóm chung cư cũ tại TP.HCM bất ngờ tăng giá mạnh, gồm các dự án như Thủ Thiêm Star, Tản Đà Court, Bảy Hiền Tower, H2 Hoàng Diệu… Dù nằm ở khu vực trung tâm, những dự án này trước đây ít được chú ý do quy mô nhỏ và đã bàn giao nhiều năm, nhưng nay lại ghi nhận biên độ tăng giá đáng kể.
Ở phân khúc nhà phố và nhà trong hẻm tại cả TP.HCM và Hà Nội, giá bán nhìn chung ít biến động, phần lớn các vị trí được ghi nhận giữ nguyên so với tháng trước.
Tại các tỉnh thành khác, thị trường dự án cũng tương đối ổn định, mức biến động giá chỉ dao động trong biên độ hẹp từ -1% đến +3,5%.
Đối với phân khúc đất ở vùng ven, bức tranh phân hóa rõ nét hơn. Các khu vực từng nóng sốt như Đà Nẵng, Hưng Yên, Bắc Ninh tiếp tục xu hướng giảm giá trong tháng 10. Ngược lại, những địa bàn như Long An, Bình Dương, Bà Rịa – Vũng Tàu và Đồng Nai lại ghi nhận chiều hướng tăng.
Thị trường bất động sản tháng 11 chậm lại rõ rệt, đa phần phân khúc giữ giá hoặc giảm nhẹ, ngoại trừ nhóm chung cư cũ TP.HCM tăng mạnh. Đất vùng ven tiếp tục phân hóa theo hạ tầng và dòng vốn. Diễn biến này phản ánh tâm lý thận trọng và xu hướng quan sát của nhà đầu tư trong những tháng cuối năm.
